About HELOC Calculator
HELOC Calculator estimates how much you could borrow against your home's equity and what the payments would look like. Enter your home's value, current mortgage balance, and the lender's maximum combined loan-to-value to see your available credit line. Add a draw amount and interest rate to see the interest-only payment lenders typically charge during the draw period, or add a repayment term to see the amortized principal-and-interest payment once the line converts to repayment. It's useful when you're comparing a HELOC against a home equity loan, planning a renovation budget, or checking whether a lender's quote looks reasonable. Everything computes locally as you type, and figures never leave your device. These are estimates only — not financial advice; confirm real terms with your lender.

Common errors & troubleshooting
- Available credit shows $0 even though the home has equity. — Check that the max LTV percentage matches your lender's actual cap — a low LTV (or a mortgage balance close to the home value) can push available credit to zero.
- Interest-only payment looks too small. — The interest-only payment is based only on the amount drawn, not the full credit line. Increase the draw amount to see the payment on a larger balance.
- Entering the rate as a decimal (0.08) instead of a percentage (8) gives a payment near zero. — Enter the annual rate as a whole percentage, e.g. 8 for 8% APR, not 0.08.
- The amortized payment section doesn't appear. — The amortized payment only shows once you enter both a draw amount greater than 0 and a repayment term in months.
Frequently asked questions
- What does the HELOC Calculator estimate?
- It estimates your available home equity line of credit (home value × max LTV − mortgage balance), the interest-only payment on what you draw, and an optional amortized payment if you enter a repayment term.
- How does the HELOC Calculator figure out my credit limit?
- It multiplies your home value by the maximum combined loan-to-value your lender allows, then subtracts your current mortgage balance. The default max LTV is 85%, but you can change it to match a specific lender's offer.
- What is the difference between the interest-only and amortized payment in this calculator?
- The interest-only payment (common during a HELOC's draw period) charges interest on the drawn balance only. The amortized payment, shown once you enter a repayment term, includes principal so the balance is paid off by the end of that term.
- Is the HELOC Calculator's result the actual credit limit a lender will offer?
- No — it's an estimate only, not financial advice. Real HELOC offers depend on your credit score, income, property type, and the lender's underwriting, so confirm actual terms directly with a lender.
- Does the HELOC Calculator upload my home value or mortgage balance?
- No. The HELOC Calculator runs entirely in your browser. The figures you enter stay on your device and are never uploaded to ArrayKit.
- Can I see a full repayment schedule for the HELOC?
- Yes. Once you enter a draw amount and repayment term, the calculator shows a month-by-month schedule of interest, principal, and remaining balance, with the first rows visible and a total count.
